How do I know if I have a foundation problem?

Be sure to look out for the following:

  • Cracks in the brick veneer on the outside of your home

  • Gaps between window frames and door frames in the siding

  • Slopes in the roofline

  • Cracks in the slab or grade beam if it’s a pipe and beam foundation

  • Stress cracks in the sheetrock inside your home. Sheetrock is the softest material used in building a home, and you’ll see stress cracks above doors and below windows if you have movement in your home.

  • Windows or doors that won’t open or close properly at different times of the year

How do I know if I need foundation repair done?

If you have interior cracks in the sheetrock or exterior brick repair, then you have enough movement that you most likely need to have a trained specialist evaluate the problem.

Could I have a problem selling my home without repairing the foundation problem?

You won’t be able to get conventional or FHA financing if you are trying to sell a house with a foundation problem. It will seriously limit your potential buyers.

What will happen if I don’t repair my foundation problem?

If you neglect your foundation problems, the damage will continue to worsen and the repair costs will only increase.

What causes cracks in a home or an office building’s foundation?

Cracks in home or office foundations are caused by multiple factors. Expansive (clay) or collapsible (sand) soils cause problems, and extreme moisture or poor drainage structures can cause erosion, including rain run-off from the roof and pooling of water around your foundation. Structures on back-fill lots are also in danger because of potential air pockets in the soil and the soil composition itself.

You can expect to speak with one of our friendly employees who will book your appointment for a time that works best for you. Your home will then be inspected by one of our foundation repair specialists. After your inspection, you’ll receive our assessment and recommendations for whatever repairs you may need. You’ll also be educated on what caused your problem, how we’ll fix it, and how to prevent foundation damage down the road.

Could I have exterior and interior signs of foundation settlement but not need a foundation repair?

It is possible but in most instances this isn’t the case. However, you can always expect honest answers from our foundation repair specialists and if you don’t need a repair, we’ll let you know.

What if I don’t yet have any damage to my foundation? Is there anything that I can do now to protect my foundation from severely shifting and causing damage?
